The Patricia Island Estates Architectural Committee (Committee) is an independent body created by a vote of the Patricia Island Estates property owners on March 6th, 2021. The Committee is responsible for reviewing and approving all submissions for building projects, including new construction, additions, expansions, renovations, modifications, as well as fences, detached structures, and plantings.
Important information for Homeowners
If you are considering a project, please refer to the Patricia Island Homeowner’s Association Covenants that are applicable to your specific Phase of Patricia Island Development to ensure your planned project is compliant with the Covenants.

Please be aware that virtually all exterior projects must be approved by the Committee prior to the start of work. This includes but is not limited to: Exterior Painting (other than original color scheme), Re-Roofing, Fences, Patios, Sunrooms, All-Season Rooms, Pools, Spas, Pergolas, Flag Poles, Retaining / Other Walls, Playground Equipment, permanently installed Basketball Goals, and Landscaping (excludes foundation plants).
It is important to note that building projects or planting inside established easements is generally not allowed. Planting on the lakeside that obstructs your neighbors’ views of the lake is also not allowed. In some cases, in addition to Committee approval, approval by other Authorities Having Jurisdiction, such as the City of Grove and the Grand River Dam Authority (GRDA) may be required.
It is important to the Committee, and to all homeowners in Patricia Island that Continuity and Harmony throughout our neighborhood is maintained to help protect and increase the property values for the benefit of all.
